Extensions and renovations designed to integrate seamlessly with the existing home.
Extensions and renovations designed to integrate seamlessly with the existing home. Design work focuses on spatial relationships, structure and sequencing, so new work connects logically with what is already there.
Documentation reflects a clear understanding of construction staging and buildability, reducing uncertainty at pricing and construction stage.
Suited to renovations, extensions and internal reconfiguration projects.

Most of our additions work falls into three types: extending at the rear to open the living areas to the garden, adding a second storey to gain bedrooms without losing yard, and reworking the existing plan so the house functions better without growing. Each has its own structural and planning questions, and the right answer usually comes from understanding how the existing house was built before deciding how to add to it.
Where the home sits in a heritage conservation area, or the block is affected by flooding, bushfire or a foreshore control, the design responds to that control from the first sketch rather than being adjusted after a council objection.
Many alterations and additions can be approved as complying development through a private certifier when they meet the Housing SEPP standards; the rest go to council as a DA. We assess your site and the proposed work early, set out the pathway, and prepare the drawings for it. Either way the documentation includes what the assessor needs the first time: site plan, existing and proposed plans, elevations, sections, and the consultant reports the pathway calls for.
We design and document the addition; the building work is done by the builder of your choice, working from drawings that show the staging and junctions between old and new.
We design and document additions & alterations projects from our Lindfield studio for homeowners, investors and builders across these areas, each resolved to its council's own planning controls.

Additions & Alterations in Greater Sydney →Cutting into an existing slab or trenching for a new footing is where an unmapped pipe or cable becomes a costly surprise. Concrete scanning and utility locating before the builder starts give the design, and the builder, a clear picture of what is underneath.
Often, for a ground floor extension or a staged internal rework. A second-storey addition usually means moving out while the roof is off. We talk through the staging during design so the drawings reflect how the work will be sequenced.
Not always. Extensions that meet the complying development standards can be approved by a private certifier. Heritage conservation areas, some overlays and larger changes need a council DA. We confirm your pathway before design starts.
That is a design decision we make with you. Some projects work best as a clear contrast; others should read as one house. Either way the junctions between old and new are documented so they are built cleanly.
Structural design is by a structural engineer, which we coordinate so the engineering and the architectural drawings agree. The LCG group includes engineering, and we can bring that in where it suits the project.
By resolving the design once, documenting it fully and getting it priced by the builder of your choice from a complete set. Most cost blowouts come from gaps in drawings, which is exactly what the documentation is written to avoid.
